This beautiful 1900’s Victorian in San Francisco’s Mission District was neglected for many years. The program indicated repair and modernization of the building while still maintaining original period details. For interest of time, a quick permit approval was needed for the commercial tenant to move in. To accomplish this, we salvaged the original facade and envelope of the existing building. A structural upgrade was designed at the foundation and behind the façade, with strengthening of the structural connections. The 1st floor commercial space was updated with accessibility standards and the 2nd floor residential space was updated with a flexible layout that allows the floor to be used as a one or two residential unit.
Working with KDA was a great experience; Simon immediately "got" what we were trying to do. His expertise really shined walking through our ideas and showing us how the innumerable San Francisco building ordinances would affect our project. That said, Simon was able to get our permits approved and filed over the counter, very quickly. He showed us how to be economical with the design, and brought a beautiful project in on-time and on-budget!
